Andrew and Brett - here we are again, embarking on another great architectural adventure! Thank you for inviting me to see your house and the plans for its transformation, I very much look forward to helping to bring it all to fruition and to seeing you guys create a truly fabulous environment in which to live, entertain, and prosper!!!

This initial document is to clarify my discussion last week with Andrew and to outline my understanding of what is required in terms of interior design. From this, I will develop the creative interior plan - CIP - (the format you’ll remember from Cambewarra House) which we will use for the detailed planning process culminating in the completion of the build.

Downstairs:

This is where the main focus for this stage of the renovation will be, the kitchen and the new casual living space opening out into the garden. The french doors off the dining room leading out to a green space are on hold for the moment! The primary issues to resolve are flooring, lighting, decor and a furniture plan and subsequent order - bearing in mind delivery delays.

Additionally, the kitchen stripe needs to go!! Retaining the kitchen cabinetry is a big saving, but the floor definitely needs to change in line with the choice for the rest of this area.

Flooring is critical and we will need to really explore the options. We can look at terrazzo, but my strong feeling is that a timber finish will give us the best result.

Removing the part wall and widening the back room to the boundary, as well as increasing the height of the back doors will hugely improve this room and make it so much bigger. Solving the furniture plan and arrangement of the room, as well as doing a lighting plan, choosing a heating source and selecting curtaining will be exciting! As I have said, I do think we need the result to feel soft and sensual as a space, not hard and cool, as this is where you spend a lot of time, whether you’re at home alone or entertaining friends, as it opens to the garden and will be quite spacious!

How this angle will change! Looking through the house out to the lushness of the garden is the million dollar view, and as we discussed, this is going to be very much enhanced by the raising of the new external doors, as well as the height of the internal doorway as you enter the space from the other side of the room.

Similarly, this view from the rear looking back at the house will open right up with gracious tall doors across the breadth and a deep verandah to protect from the weather and the harsh light.

I would like to think about some sort of furnishing for this deck that ties in to the outdoor furniture beyond in the garden.

Upstairs:

The priority at this stage is the expansion and renovation of the main bathroom and the reorientation of Bedroom Three. The ensuite and the front windows in the Master Bedroom are on hold at this point, but it would be my suggestion to complete the interior scheme for these at the same time as I do the other spaces, so that you’re ready to go when the time arrives.

The bathroom will be sizeably larger and will include a bath. We need to ensure adequate storage!

Flooring, tile choice, fixtures and fittings, colour scheme and lighting all need to be cohesive throughout the house. We are looking for a masculine warmth with a Manhattan, contemporary feel that blends seamlessly as much with the early twentieth century architecture of the house, as with the modern addition. Bathrooms have a way of crystallising the scheme of a house, which is why it’s so important to do the interior plan as a whole.

I was able to gain good insight into what you guys prefer from the bathroom brochures you showed me and I will look forward to building out a scheme with all of that material in mind.

Bedroom three will become smaller, but better! We discussed the possibility of it becoming more of a reading room, a quiet place for you to use that can easily become a guest bedroom with a suitable (and comfortable!) sofa bed. I have lots of ideas for this room too - I am with Brett on bookshelves - sorry Andrew!!

The new bay window and shutters will be a big improvement to the room, as will the removal of the ironing board!! This room will maintain a multifunction purpose in all likelihood - so we can keep our options open as to storage capacity.

Your bedroom and ensuite, as I have mentioned, will be included in the CIP, although at this point, they’ll be included in the second phase.

Moving Forward:

I have sent the plans to my contact at Mobius Constructions as I have worked with them before and really rate their professionalism and craft. They are available Tuesday 17 November at midday if that suits you? Although they have already sent me a list of questions, I feel it will be better to address all the aspects of the build in person.

My involvement will be constant, with the planning, sourcing and scheduling of the job, communicating with you and with trades and suppliers. We will use the portal here for design updates and detail, but of course you can always get me on my mobile or email.

Fees:

I have emailed my Creative Interior Plan invoice (including a friend discount!) and payment of that green-lights my involvement. I charge the CIP fee plus 10% of spend, excluding the builder’s cost - but as I pass on my full trade discounts, from a retail perspective, you are still ahead and my cost is largely covered by the savings you make in that differential.

13 Tusculum Street Potts Point is going to be the dream home - just you wait and see!
