Emma,

So lovely to meet you and so thrilled to see your beautiful new home and all its potential! The bones of the house are a really strong foundation and together with your open and energetic approach to creating your dream home, I think this is going to be a very satisfying and inspirational project.

The following is an account of the scope as we discussed it on Monday, it’s the starting point. Read it through and please feel free to add, modify, subtract, expand… until it feels right for you. I want you to be sure that I understand what it is you want to achieve so that I can then begin the design process, the CIP.

I can already feel the feels and am excited to get started!

Entrance:

The house is full of light - from the front door, right the way through to a sunny, spacious garden. pool and cabana. Light is everything! It determines the vibe from the moment you first step over the threshold, yet it’s impact can be poorly understood or appreciated in so many houses. Colour schemes and light fittings, floor coverings and soft furnishings can all work in harmony provided light is the fundamental priority.

Given the abundance of natural light in your home, I would like to devise a scheme that feels very Sydney - charismatic, sophisticated, a little bit edgy, a whole lot Emma Day.

So the entry hall, (which I neglected to photograph), is going to be the first introduction to what lies beyond; a home full of character and story. We will address the colour scheme of the whole house in a comprehensive and cohesive way so that there is a logic and a flow.But from the moment you come through that front door, the style of the house will be abundantly clear.

Hall runner, light fittings, how we dress the walls in terms of art, etc, will all be covered in the plan

Bedroom 2:

The floorplan of the house has this room as Bedroom 2, so for this scope document, we’ll call it that - but we know it as your study and that is how we will name it in the CIP.

This is the room where you’ll spend a lot of time and so we need it make it aesthetic, functional, comfortable and fabulous.

There are loads of really special architectural features throughout the house, like the fireplaces, the stained glass windows, the graceful arches and timber floors. These features will inform the design and be thoughtfully incorporated without allowing them to dominate in a slavish Federation-esque way.

The proportions of this room will make it easy for furniture layout, you have plenty of room for all the elements required for an office. The large cupboard will house shelving for a printer, office supplies and files, internet paraphernalia, as well as extra hanging for coats, etc. However, we could look at potentially adding joinery - bookcase space is always a bonus and it also adds to the general ambience of a study. To discuss!

It’s all about layering - I know you’re not a fan of clutter and I don’t mean to suggest we add for the sake of adding, but the difference between a house and home is the critical evidence of its inhabitants. Texture, not clutter, is key

Bedrooms 3 and 4:

Two guest bedrooms, two sumptuously rich and comfortable spaces that your guests (or kids) may never want to leave!! Luxurious and super relaxed with two individual designs that still feel connected and logical - shades of shade!

A queen size bed, bedside tables and lamps, and lush linen is what we need, after painting has been done and a floor rugs procured.

With lots of things competing for budget in the house, it’s a big bonus that these two rooms don’t need anything major to bring them up to speed.

The focus is on cohesion with the whole house schematic.

Bedroom 4 is smaller and not quite as bright, but it will be no less fabulous once we are finished. That lovely arch is key to the magic here - sans green drapes!!!

With their built in wardrobes and generous proportions, these room will transform deliciously.

Living room:

This is a big, airy and light filled space that is the heart of the house and we need it to feel compelling, comfortable and stylish. We spoke about furniture layout; modular sofa (Jardan a fav), coffee tables, lamps, rugs and art…. I have loads of ideas running through my head. You don’t want precious and uptight, you want generous, beautiful and relaxed. I got you!

The floorboards are a warm tone and in perfect condition, but everything else is going to need to be reviewed with a critical eye and an open mind.

The CIP will detail my vision for your home and its evolution from an empty building to charismatic haven. Furnishing this room to allow for a sense of flow through to the garden is vital - we want the entire back area of the house in summer to feel as one, with the ability to cosy up the inside space during the colder months, with the fireplace central to that intention.

Sourcing art will be on the agenda and although this may not feel like an immediate priority, it helps to broaden the longer term perspective in planning for shorter term goals. It’s all a part of the whole.

Kitchen and laundry:

Again, not on the priority list perhaps, but we talked about in time, potentially modifying this area to include a butler’s pantry and a more efficient laundry space that is reflective of more the entertainer home than the family of 5 with massive loads of laundry to get through every week…

Like every room in this house, good light and generous proportions make anything possible, but for now, the changes I’d like to suggest are more cosmetic than structural.

I will detail this much more in the CIP, but I would like you to consider new joinery. I feel that the shelving in the dining area is bitsy and not a good use of that space. It’s flippant!! It takes up space much better suited for either a decent wall of joinery, or indeed, decent art! I’m all for the treasures of a life well lived on show, but I think we can find a far superior solution that can still showcase treasure, books, and importantly, glassware! More in the CIP.

Master bedroom:

A statement bed needs an equally bold and beautiful bedroom. The bed will inform the design of this area, but I would encourage you to be brave - this new era in your life needs to be a continuation of the big bold steps you have already taken. Your bedroom is going to be an outward manifestation of the courage and feminine energy that has brought you back to this place on our planet.

Trust me - I’m not going to alarm you with whacky ideas, but I do want you to feel absolutely cocooned and safe in this room, wrapped in all the style and comfort you deserve. We’ve talked about wallpaper, texture, colour… we will add gorgeous bedcoverings and linens, bedsides, lamps, soft furnishings - a layering of all the things that make you feel good. It will be divine.

There is an abundance of space upstairs but how to make most efficient use of it is the challenge. I would like to contemplate a few options that best optimise the area and the way you said you intend to use it - it is not going to be somewhere you retreat to read, or to work, but at the same time, it needs to be a logical, functional layout so that it feels right!

The ‘study’ is a cupboard size room, but what better place to store shoes and handbags, etc. More exact consideration of the best use of this room will determine any joinery or pieces of furniture we might add.

The garden and cabana:

This is a really beautiful garden and pool - it is sunny, private and very pretty. Right now it looks a little…. lonely, but once we add some outdoor furniture and occupy the space, it will really transform into exactly the right kind of city garden. There are two areas to consider furnishing, the back verandah and the top of the stairs, and activating both zones will bring it together.

Then there is the cabana - I wonder if the best use of this is as a guest room. Let’s talk more about it, but perhaps a divan, a desk, an escape space for when you have people staying could be the ticket. What we can’t do is leave it floundering out there on its own!!

In summary:

Emma the possibilities are limitless, but the time it takes to get you to where you want to be with the house, is not! As we discussed, knowing your limits in terms of time allocation is critical to peace of mind and outsourcing the job of making the house feel like home, is a wise step.

You can refine the scope as you see fit, and once you’re satisfied we are totally aligned with the direction, you can pay the invoice and agree to terms, then leave me to devise your Creative Interior Plan - your CIP. Once I’ve completed it, you’ll review it on your password locked portal and make any modifications you need. Then we get underway with examining samples, viewing products, getting quotes, placing orders and other wavings of the magic wand.

It’s a detailed process that I will direct and support in every way I can to help you achieve the best home goals you ever imagined.
