 BROADBENT HOUSE

509/20 Spring Street, Bondi Junction

Emma and Adam,

Having moved in to your new house, it’s time to make it Home! With some clever moves and creative touches, I’d love to put a plan together for you that makes that fundamental shift as swiftly as possible so that by the time the warmer weather comes, you’ll be loving yourselves sick, as they say in the classics!!!

The following is a brief scope of what we discussed last week, so please feel free to read and review, adding or deleting as you see fit, Getting the scope right is the first step, engaging my services by paying the invoice is next, then I will get on with the fun stuff - the CIP (or Creative Interior Plan) that will be the magic that brings all the ideas to life.

I so look forward to working with you!

Floor Plan

The floor plan below is not yours!!! But for the purpose of the exercise, it will suffice, as I understand it is the same layout and dimensions, excluding the outdoor space. It is useful to have it here as a reference.

Bedroom:

The bedroom is in need of new furniture, but probably likely to be limited to a bedhead and bedside tables. With little available space already, we want the room to style up, not clutter up! So I think once again, we get a little artful in how we bring the design to it.

Despite it being not a large room, I can see lots of potential for making it huge in spirit!! A new colour scheme, more art, light fittings and more… you’ll be surprised how transformative good design can be.

Bathroom and Kitchen:

Already new, already stylish - nothing to do here except to take cues from the palette and finishes so that the overall scheme feels cohesive.

There may be room in the future for more consideration here - you might decide to make some changes, but I won’t include any changes in the CIP at this stage.

Dining Room:

Can’t believe I didn’t photograph it!!! I will include an image as soon as I can get back to take one, or I will get you to send me one!

The challenge, as I understand it, is that you’re frustrated by the lack of storage space. I have an idea for joinery that will make a big difference to that issue, and also provide the critical demarcation between living and dining that I think will improve your sense of space in the apartment.

A new dining table and chairs will make a huge difference too, as will floor covering, art, potentially a pendant light, etc.

Living Room:

This will be F.U.N to transform because my sense is that you have amazing taste in art, but also in design - the two kinda go together, but whilst for one you can go to King Street Gallery and make a purchase, the other is not so easy to make happen. So here I am!!!

We need new furniture, joinery, curtains, floor covering and aaahhhh…. a new vibe altogether!!! We will get there!!!

Comfort, ease, style, serenity… we need a cohesive design approach to this room that flows out to the balcony to really increase the living area for indoor/outdoor living. With so many months USUALLY being warm and mild in Sydney, we really want the size of your space to be maximised.

I’m including the images below here because I want us to start thinking about this space as a whole, not as two entirely distinct zones. In doing this, we then start to think about the choices in furnishing the area more cohesively.

The intention is to expand into the outdoor space during the warmer months, then contract back into the snug and cosy indoor living area during winter. But always, we need to coordinate the approach so that every day of the year, it looks united.

Outdoors:

By this I mean the side balcony! It’s a massive area that can be totally integrated into your lives by having the design feature furniture, bbq, raised herb beds, clothesline….etc etc. I understand that you have delayed this for a while and I commend that decision - there is a lot to get on with and I think as we go, your ideas about how to approach this area will develop and evolve. As it is such a large area, I think it is really important that we get it right. At least you appear to have found a landscape designer - the first big step is taken!!

Throughout your home, we want to build style and texture with a comprehensive plan for cohesion and simplicity - the keys to good design. Lighting is everything (you’ll get sick of hearing that!!!), but so too are the signature threads we weave through in the detail - the little things that work together to give the sense of wholeness, harmony and logic. We want character and warmth - this is your space and it needs to reflect the essence of who you are.

I very much hope that you will give me the opportunity to help you bring out the very best in your home.

Henrietta xx
