 Palmero House Scope

Thank you for inviting me to see your lovely home and to discuss with you the changes and improvements you’ve been considering. I’d love to help you and have set out the document below so as to capture those discussions as a preliminary step. Once you’ve read this through and digested and accepted my fee structure outlined in the covering email, we will proceed with the design phase and have you sitting pretty in a jiffy!

So this is the scope as I understand and I look forward to developing it further with you.

Living Room:

With its high ceilings and abundant light, this room is full of charm and I particularly like the fireplace! However, a new colour scheme, new curtains and a little rearranging of things, you will achieve an improved sense of the proportions of the room and enjoy a feeling of refreshment for the new year!

I love all your nicknacks and art - they help tell the story of a life being well lived, and despite there being advantage in addressing your storage issues, I’d propose using these collected items as the focus for my schematic. Shelving is your friend in a smaller space - I think we can make some really positive moves here to enhance what you already have.

Kitchen:

Again, great light, great scale. But are you using this area to it’s full potential? I know we talked about your appetite for spend - replacing kitchens is not a cheap exercise, but with some clever maneuvering of furniture and examining storage options, I think we can make better use of this space without ripping it all out and starting again!

I like the splash back tiles behind the stove and although the white floor tiles aren’t really your friend, there is still plenty here to work with. The damaged island bench we can look at having repaired, or we could look at replacing the caesarstone with a new terrazzo island bench, with matching pieces either side of the stove. With new cupboard door handles and a fresh new colour scheme etc, these measures would go a long way to making it look like a whole new kitchen.

Bedroom:

You really are space-starved. But you know, once you commit to home improvement, you can get a touch of the Ruthless Ruths and a damn good chuck out is a damn good thing!!! Totally your call, and don’t feel like I’m being pushy, but I’ve see this movie before and often I end up having hold Ruthless Ruth back!!! It’s a good time to have a sort through, is all I’d say.

Colour scheme, curtains, potentially a new bedhead and new linen are all things we could explore, and I think we should think about getting some quotes for the attic stair. We’d want to know how long it would take, how much it would cost and how Margaret will feel about it. I know she’s old and a little frail, but she’s a lovely person and I’m sure she’d understand that a couple of days of inconvenience would result in a world of difference for you!

Second bedroom:

You said you may not continue with the massage, but you will no doubt have many years of doing ‘stuff’ ahead of you and having a space in the house for a desk and shelving etc is a really good thing. Whether paying bills, writing a letter, whatever it is that occupies you - having a dedicated ‘work’ room is always a massive bonus. So this yours and if we can do the attic space, we can free up a ton of extra space to create living areas that feel and LOOK amazing.

Orientation of the room and furnishing appropriately, colour scheme, curtains - all on the agenda.

Bathroom:

This is easily fixed! Let me get my lovely plumber in and lets talk about what it would cost to install a modern vanity and mirror in the ACTUAL bathroom, changing the bathroom door and removing the heavy heavy heavy existing vanity and mirrors so that we can give this space an ENEMA!! I hope you don’t think that’s rude - but you know what I’m saying…

If we did this, we can think about what you need most - bookshelves, a coat rack, a cupboard - there are options for this wall that could make a significant difference to the house and it won’t cost the earth. Let’s investigate!

Summary:

There is a million good reasons to give your home the once over - it is sunny, comfy and charming and you know you’re here for a long time yet. So having a comprehensive plan will allow you to envisage a total refresh with a clear budget that will lead to a transformative and fabulous result.
