Nancy,

A beautiful new bathroom awaits! The following document sets out the plan we are devising to make the dream real. We can use this as our reference and you are absolutely encouraged to engage with the process as much or as little as you wish, but by having it set out here, we hopefully remove any guesswork.

Above is the floor plan I accessed off the internet and which will provide a rough idea of the space for the purposes of getting the basic design of the new bathroom crystallized.

The idea is to incorporate the loo into the bathroom and thereby delete the separate room that currently exists - along with the waste of space on that corner. Access to the newly enlarged bathroom will be in the hallway, via a sliding door, giving easier night time accessibility for the adjacent bedrooms than if the door were in the library.

The new look will be stylish, fresh and light, with a freestanding bath, fixed fin shower screen, wall hung vanity and plantation shutters.

Proposed Plan:

This is a first draft rough sketch for the purpose of giving a starting point reference. I will explain it in person, but I concluded during the devising of it, that this was the optimal arrangement. You may disagree!! We will also need to have discussions with the builder to check the viability of it - or of its alternative!!

Tiles

I have made contact with Beaumont Tiles in Nowra to check availability of the two tiles below and can confirm that they are both available. I have selected the matte finish as it is soooo much nicer than hard gloss and no less durable or harder to clean. Grey grout will highlight both the subways and mosaics.

Above is the penny round and below is the 300mm x 100mm subway tile.

I have included this image of the tiling to illustrate the effectiveness of darker grout - it gives such texture and character!

Neither of these tiles is expensive - but the addition of the darker grout gives them the point of difference that many would think only achevable with an expensive tile choice.

Not the cluey - we know better!!!

Plantation shutters

As you also see in the image above, I am a big fan. These shutters, made from synthetic material, are long lasting, easy to manage, and allow control of light and privacy. We have the quote booked in for February 1, but fingers crossed for a cancellation for next week instead.

The shutters look so good from outside too - especially against the dark wall colour of your house.

Bath, basin and vanity

Given this generous space, a freestanding bath is the best option because it looks so good! This one from Reece has a lovely organic form and also has a matching basin.

Both are made by Kado and available through Reece.

Toilet and cistern

An in-wall cistern is, as we discussed, a much more attractive alternative to the classic toilet suite. The mechanism is accessed by removing the button plate, should service of it be required.

Tapware

I have asked Reece to quote on both a chrome finish and the softer looking brushed nickel. I much prefer a bathroom to not be overly surgical - bright lights, shiny white surfaces and masses of chrome in combination give that operating theatre vibe that is best avoided!

The range I have selected is Mizu Drift - basin set, shower set, shower head and bath set,

A hand held shower is great, but a double head even better. The one below is in the same Mizu Drift range, in brushed nickel.

Accessories

A wall mounted toilet brush in black - what a brilliant thought…!!

Underfloor heating is an inexpensive capital cost and once you’ve learnt how and when to use it, it is an efficient luxury item. It may negate the need for heated rails as the room is warmed and the heat rises and gently dries the towels in the process.

However, if you elect not to install it, heated rails are an alternative. I like these vertical ones in brushed nickel.

In the image on the right you can see the robe hook addition, which I’d recommend.

Toilet roll holder

Guest towel holder

Finally, there is the accessory that is crafted by the builder and tiler - a niche that acts as a shelf for shampoo bottles etc in the shower, and a shelf for a candle or a book, by the bath. The niche is shallow and is recessed into the wall cavity. I have marked it as running the full length on the proposed plan, but the builder may prefer to do two discreet niches instead of one long one. The value is that you don’t then need awful collections of various bottles sitting either on the floor or in ghastly, fiddly, forever rusting shower caddies slung like a millstone around the shower head’s neck!! It also gives character and style to room and can be discreetly lit by LED tube, creating a lovely ambient light source.

The second in-built accessory is on the opposite wall - this time in the form of a ledge that runs behind the vanity and toilet. This allows for the toilet cistern to be housed, and it allows for deeper and therefore more commodious shelf on top.

Electrical

Lighting in any room is the fundamental element! I propose a dimmer switch in the main light, a separate switch for the fan, towel rails and underfloor heating and dimmable LED lighting in the shower/bath recesses, which can also be used as a night light.

A quiet and efficient fan to be installed as directed by Chris or electrician. Maximum impact, minimum noise!
